Of particular interest to us are locations in active suburban communities and county hubs. We look for a balanced mix of tenants, with well-established local merchants, anchored by regionally or nationally recognized retail chains, franchised operations, and financial institutions. By carefully orchestrating every step of a project, Florham Realty Management, LLC ensures a successful outcome. The process begins with an intensive spreadsheet and underwriting evaluation of current and future performance, as reflected through detailed abstracts of lease terms and cash flow analyses. Once we choose a site, in addition to securing financing, we work with architects and designers; site, civil and environmental engineers; contractors, utility authorities, and insurance providers; state and municipal offices, local and county planning and zoning boards; and, of course, lawyers and other property brokers, to bring the project to fruition.
